Final inspection coming up? Holes from shelves, scuffed walls and small damage are the most common reasons Amsterdam landlords keep part of a deposit. I fix all of it before your inspection, so you hand over the keys with nothing to argue about. Everything is explained in English, with no Dutch paperwork.
What Landlords Check at Your Move-Out Inspection
In the Netherlands, you're expected to return the apartment in the condition you received it, apart from normal wear and tear. At the inspection (the “oplevering”), landlords and agencies typically look for:
- Drill holes and plugs from TVs, shelves, mirrors and curtain rails
- Walls painted in a different color, or marked, scuffed or stained
- Damage to doors, frames, skirting boards and floors
- Missing or broken fixtures: lights, handles, toilet seats
- Mold and moisture stains, especially in bathrooms and bedrooms
Many landlords also do a pre-inspection (“voorinspectie”) a few weeks before. That's the best moment to call me, because you'll know exactly what needs fixing.

- Filling and sanding drill holes so they disappear under paint
- Touch-ups or full-wall repainting, including back to the original white
- Removing brackets, plugs and curtain rails you installed
- Repairing small damage to doors, frames and skirting boards
- Cleaning and treating mold stains, then repainting
- Replacing broken fixtures, handles and toilet seats
- A final check so everything looks right before the inspection

Simple and transparent: up to €150 per call-out including the first hour, €60 per extra hour, or €30 if the job runs up to 20 minutes into the next hour. Travel within Amsterdam is free.
Example: filling 10 holes and touching up a few walls might take about 2–3 hours. At the maximum call-out rate, that would be about €210–€270, depending on the time needed. Your quote will reflect your actual job.
